| Fulcrum: Ithaca Urban Waterfront, New York State 140 Acres, $90 Million. Ithaca, NY In recent history, Ithaca has been disconnected from its urban waterfront. Private developers began a vision more than 10 years ago to create a progressive urban connection from the university and city center to the under-accessed Cayuga Lake waterfront. Fulcrum Development studied the property and proposed development strategies in three phases encompassing financing, acquisition, and construction. Mixed use properties are planned along the immediate waterfront including restaurants and retail, with other commercial uses including the expansion of the farmers’ market and a commissary for the restaurants to share resources organically. Organic supermarkets and a hotel are planned with denser housing and retail mixes in the north to south properties between the 13A split. Adjacent to the existing farmers’ market, other accessory commercial, industrial and market uses are planned as well as an additional hotel, public open space and theatre uses which will use shared parking structures to achieve much needed parking relief. |
