30 unit, 12 story luxury rentals, ground floor commercial and second floor community space. In the fast growing New York City market, downtown Brooklyn is experiencing a rapid growth and change into one of New York’s best and most unique neighborhoods along Smith Street. In order to maximize the buildable floor area of the project, air rights were set up to be purchased from neighboring buildings. The resulting 10 story, 30 unit residential building is a study in studio, one bedroom and two bedroom units. Designed with Nektarios Ioannidis to take advantage of the views of Brooklyn and Manhattan, and avoid views of the downtown correction facility, the building façade shifts as the interior space is projected out. Pre-cast concrete, metal panel and glass curtainwall exhibit the recessed and projected portions of the building.
